In December 2021 the Village amended the text of the South Chicago Heights Municipal Code regarding Vacant Property Regulations as a means to protect our neighborhoods from becoming blighted through the lack of adequate maintenance and security of properties that are vacant.
Registration of vacant properties and implementation of a maintenance plan will discourage property owners from allowing their properties to remain indefinitely vacant or indefinitely vacant and in a state of disrepair and will thereby provide a basis for the return of vacant properties to the housing stock. The Village of South Chicago Heights has the authority to regulate the maintenance of properties and buildings within the Village in order to protect the public health, safety, and welfare of its citizens.
The Vacant Property Regulations Ordinance requires the following:
- register the building with the Building Director
- Complete the Registry Form by including name, street address, telephone number of owner, any case name and number of any litigation pending concerning or affecting the building, including bankruptcy cases, and the name, street address, and telephone number of all persons with any legal interest in the building or premises.
- Pay an annual fee of $300.00
